I think I can pretty much play the song now.
The intro progression goes for the verses as well, chorus is pretty much Dsus2 then Am.

Last bit is E and Am.

i haven't heard dempsey play this acoustic, but I play my own acoustic version of it and I think it sounds pretty good.

For the notes in red, try a tiny bend to get closer to what Paul does on the record.
For the bits in green, you keep strumming the Am chord but accentuate these bits (it's the acoustic player's attempt at replicating solo-esque fills)

Do that 3 times, then this:
